Picture two offers on your kitchen table. One comes from Watson Buys, the other from We Buy Houses in Denver, and you feel good about having two buyers compete for your house. Here's the catch. According to the BBB, the same man owns both companies, so those two offers may not be the contest you think they are.
That doesn't make either one a bad choice. It does change how you shop, and it's worth knowing before you sign anything. This review looks at Watson Buys Golden cash home buyer terms as the company states them, explains the shared owner, and shows how LVN Real Estate, a separate Denver buyer that calls itself veteran-owned, compares. Every fact comes from the company's site, the BBB, or a named third party.
Watson Buys lists its office at 16506 W 14th Place in Golden, on the west side of the metro. It calls its approach the "Mile High Method TM," and it says it has flipped some of the homes it bought and kept others as long-term rentals. It says, "We have been in business since 2011," and the BBB agrees, with a start date of November 2011. The BBB gives it an A+ and has listed it as accredited since November 2023. Clever's directory shows a 5.0 rating from 27 reviews for the Watson Buys Golden cash home buyer listing, though that's a third-party count.
The About page introduces "Shaun" and "Jenn" by first name only. Shaun signs one reply on the site as Shaun Martin. The BBB lists Mr. Shaun Martin as the owner of Watson Buys, and it lists the same name as the owner of We Buy Houses in Denver. Neither website mentions the other brand.
Owning two brands isn't wrong in itself, and both carry A+ ratings with the BBB. It matters for one reason. If you ask both for an offer, you aren't getting two independent buyers checking each other's price. Treat them as one buyer when you compare, and go find a truly separate offer from a company with no ties to either name.
That's where LVN Real Estate comes in, since it has no link to either brand.
LVN Real Estate is a locally owned Denver investor that describes itself as veteran-owned. Founder and President Kyle Doney runs it, and the company says he's an Air Force veteran. It's been buying houses since 2015, BBB records show. Its accreditation with the BBB began in August 2017, six years before Watson's, and its grade is A+.
LVN charges sellers no fees or commissions, and its FAQ says it'll often cover closing costs. You don't fix or clean anything. Its target is a cash offer inside 24 hours, confirmed after someone walks the house. A seven-day close is possible, and so is a later date that you name. On Google, it carries 4.4 stars from 78 reviews as of October 2026.
Dennis Johnston sold LVN an abandoned rental in Wiggins, a small town east of Denver along I-76. He wrote on Google, "They made all the arrangements and we closed about two weeks after initial contact."
Watson Buys advertises a "Same Day Cash Offer." Its process page says, "We will meet you at the property to answer any remaining inquiries." After that visit, "we present you with a cash-only offer." Its FAQ says that because they're investors, they can "give you a decision very quickly."
Pricing is described two ways on the same page. One line says, "Our offer is the house value minus repairs." Another says offers are "based on your home's after-repair value." The homepage adds comps, market conditions and assessed value. The FAQ is direct that "the cash offer we give to you is less than the market value." No percentage is published.
Watson's homepage says, "We will close in 30 days or less!" It says it can also buy "in 7 days or as soon as the title work clears." Its process page adds, "We close at a reputable local title business on the day you specify." That's a reasonable range for a cash sale, and you set the date. If you're behind on payments or need cash for a move, you can push for the shorter end and write the date into the contract.
Watson says "We cover all closing costs" and charges "No Commissions" and "No Hidden Fees." Its FAQ says you "will not spend a single penny on commissions or closing costs." It buys as is and tells sellers, "Take what you want and leave the junk behind."
That's a stronger closing cost line than LVN's. LVN says "often," so ask LVN for a written net sheet that lists every cost before you sign.
Watson's property list is long, and it names mobile homes, duplexes, triplexes, 4-plexes, multi-family buildings, condos, commercial property, apartments and land. Its map covers Denver, Golden, Lakewood, Aurora, Fort Collins, Colorado Springs and more. If you're selling a mobile home, Watson may suit you better than LVN, which doesn't list them.
A few items on the site deserve a direct question. None of them is proof of a problem, but each one is worth clearing up before you sign a contract.
Ask LVN the same questions about the buyer of record and what could change the price. LVN says it buys with its own cash, then repairs and resells or keeps homes as rentals. Some of its Google reviewers say their price moved after an inspection, so get each buyer's answer on paper.

Watson Buys has real strengths. It's older than LVN, it posts a firm line on closing costs, and it takes almost any kind of property, mobile homes included. If the Watson Buys Golden cash home buyer offer is already in hand and you also call We Buy Houses in Denver, though, remember that both answers come from the same owner.
For a truly separate offer, LVN Real Estate is a strong call for many Denver sellers. It describes itself as veteran-owned, it's held BBB accreditation since 2017, and it charges you no fees. Call 720-259-9274 for an offer, ask for the terms in writing, and take your time deciding.
